​From the classic southern hospitality to the summer-year-round weather, there’s plenty to love about the Lone Star State. There are many things you’ll want to consider before making your move to Texas, and arguably one of the biggest is the time it takes to get you into your new home.

​M/I Homes builds in the four major cities of Texas: Austin, Dallas/Fort Worth, Houston, and San Antonio.

For the sake of this article, we’ll use San Antonio as an example when talking construction. The San Antonio division offers several different product lines ranging from more affordable, package-based plans, to more luxury, design-based plans.

How Long Does It Take to Build a Smart Series Home With M/I Homes?

​Our Smart Series home plans are our bread and butter, consisting of almost 40 different floorplans. These plans are classified by the size of the homesite they are built on.

No matter which floorplan you pick, every Smart Series home has a similar schedule:

  1. Contract: The contract phase only takes about an hour. You’ll start here after you’ve picked your community and floorplan and are ready to make it official!
  2. Design: Our Smart Series homes come with pre-planned design packages, which you’ll choose with your New Home Consultant at the time of contract! You’ll also pick any structural options you want added to your home at this time.
  3. Construction: Our Smart Series floorplans take approximately 4 months to build from start to finish. This includes pouring the foundation, constructing your frame, several different meetings with your Construction Manager, concluding with the last and final sign off before closing.
  4. Closing: Once you give your Construction Manager the official sign off, your closing will be scheduled. Closing typically lasts anywhere from 1 to 2 hours but are usually around the 1-hour mark.
  5. Overall: From contract to construction to closing, your Smart Series home will be ready for move-in within 4 months!

What’s the Building Timeline for a Mid-Range Home in Texas?

​Our Heritage Series home plans are our middle ground of floorplans in San Antonio. This series consists of 12 floorplans to choose from, come with a few more design options, and are slightly more upscale. You can expect the following schedule with some differences with these floorplans:

  1. Contract: Similarly to our Smart Series homes, the contract phase only takes about an hour. You’ll start here after you’ve picked your community and floorplan and are ready to make it official!
  2. Design: Once you complete your contract with your New Home Consultant, you will be contacted by our Design Studio Manager, who will set up your design appointment. These appointments are usually set within one week of contract and take roughly 4 hours to complete depending on the size of your new home. Here you will choose all your design options from cabinet style to grout color, as well as most structural options!
  3. Construction: Our Heritage floorplans take approximately 5 months to build from start to finish. This includes pouring the foundation, constructing your frame, several different meetings with your Construction Manager, concluding with the last and final sign off before closing.
  4. Closing: Once you give your Construction Manager the official sign off, your closing will be scheduled. Closing typically lasts anywhere from 1 to 2 hours, but these appointments are usually around the 1-hour mark.
  5. Overall: From contract to construction to closing, your Smart Series home will be ready for move-in within 5 months!

What’s the New Construction Timeline for a Luxury New Home?

​Our Stately Series home plans are our top-of-the-line product! These homes are at the top end of the price range we build in and typically come with ALL the bells and whistles! Here’s the building schedule for a Stately Series home:

  1. Contract: The same as our Smart and Heritage homes, the contract phase only takes about an hour. You’ll start here after you’ve picked your community and floorplan and are ready to make it official!
  2. Design: This is also the same as our Heritage Series. Once you complete your contract with your New Home Consultant, you will be contacted by our Design Studio Manager, who will set up your design appointment. These appointments are usually set within one week of contract and take roughly 4 hours to complete depending on the size of your new home. Here you will choose all your design options from cabinet style to grout color, as well as most structural options!
  3. Construction: Our Stately floorplans take approximately 6 months to build from start to finish. This includes pouring the foundation, constructing your frame, several different meetings with your Construction Manager, concluding with the last and final sign off before closing.
  4. Closing: Once you give your Construction Manager the official sign off, your closing will be scheduled. Closing typically lasts anywhere from 1 to 2 hours—usually around the 1-hour mark.
  5. Overall: From contract to construction to closing, your Smart Series home will be ready for move-in within 6 months!

​No matter what Series of home you decide to build, you can be in your new home in Texas in a matter of 6 months or less!
