*The payment is based on a $500,000 sales price, a $400,000 mortgage amount and a 20% down payment with a 30‑year Conventional 7/6 ARM on new contracts executed on or after February 4th, 2026 that can close by March 31st, 2026. In the first 7 years, the interest rate is 3.99% and the principal and interest payments are $1,907.36. After 84 payments the interest rate can increase or decrease a maximum of 5%.

Thereafter, the interest rate is subject to change every 6 months and can increase or decrease a maximum of 1% with a lifetime minimum interest rate of 2.75% and a lifetime maximum interest rate of 8.99%. The adjustments are based on the 30‑day average SOFR index plus a margin of 2.75%.

Payments do not include taxes, insurance [or private mortgage insurance] so your total payment will be higher. The ANNUAL PERCENTAGE RATE is 5.428%.
